Job Overview: The Quantity Surveying Engineer is responsible for managing all aspects of the cost and financial management of construction and premium fit-out projects.
This role involves preparing and analyzing project budgets, accurate cost estimates, and dynamic financial reports to ensure fast-track projects are completed within budget and on time, while strictly maintaining high-end quality standards.
Key Responsibilities:Cost Estimation & Integration: Prepare accurate and detailed cost estimates for projects, including materials, labor, and overheads, with a specific focus on high-end architectural finishes, custom wood joinery, and MEP installations.Bill of Quantities (BoQ): Develop and maintain comprehensive bills of quantities for diverse construction and commercial fit-out projects.Tendering & Subcontractor Evaluation: Assist in preparing tender documentation and evaluating bids.
Conduct precise cost comparisons between in-house manufacturing capabilities and external subcontractors/suppliers.Budget Management (Fast-Track): Monitor project budgets continuously and implement dynamic cost-control measures suited for fast-track project lifecycles to prevent budget overruns.Contract Management: Review contracts to identify potential risks, scope changes, and ensure financial compliance with project specifications.Value Engineering: Analyze project designs to identify cost-saving opportunities and alternative material selections without compromising the premium quality, durability, or aesthetic performance of the final finish.Site Visits: Conduct site visits to assess actual execution progress, verify quantities, and ensure strict adherence to budgets and timelines.Reporting: Prepare regular financial reports, cash flow forecasts, and dynamic cost tracking for management and stakeholders.Collaboration: Work closely with project managers, shop drawing engineers, and manufacturing teams to align cost data with execution realities.Dispute Resolution: Assist in resolving financial disputes with contractors or clients, providing accurate documentation and variation order (VO) analysis as needed.
Qualifications:Education: Bachelor’s degree in Quantity Surveying, Civil Engineering, Architectural Engineering, or Construction Management.Experience: 4-6 years of experience in quantity surveying or cost management, with direct experience in premium fit-outs, commercial spaces, and custom architectural manufacturing (not limited to structural/skeleton works).Technical Skills: Proficiency in cost estimation software, advanced MS Excel, and familiarity with extracting quantities directly from AutoCAD/Revit.
Strong knowledge of current local and imported material market prices.Certifications: Professional certifications (e.g., MRICS, CIQS) are a plus.Key Competencies:Analytical Skills: Strong ability to analyze complex data, prepare highly accurate reports, and make informed financial decisions under pressure.Attention to Detail: Meticulous in preparing cost estimates and financial documents where minor oversights can heavily impact project profitability.Communication: Excellent verbal and written communication skills to effectively collaborate with cross-functional technical and management teams.Negotiation Skills: Assertive and strategic ability to negotiate with suppliers and subcontractors to achieve favorable terms and pricing.Working Conditions:The QS Engineer typically works in an office environment but requires regular site visits to gather precise execution information, verify actual quantities on the ground, and monitor progress.
